Colorado Springs Ground-based
Midcourse Defense Brigade/ARSTRAT Real Property Master Planning—Colorado
Springs, CO
Planning was needed to ensure adequate facilities for units in Colorado Springs,
CO. We implemented a Master Plan Study to develop a vision for accommodating
out-year SMDC growth in Colorado Springs. Army Tables of Distribution and
Allowances and draft Tables of Organization and Equipment were used to determine
current and out-year facility requirements for Colorado Springs SMDC assets. We
then developed and applied exclusionary and evaluative criteria to identify the
optimal sites for expansion. A decision brief was prepared on construction
options to satisfy requirements at Peterson AFB and Fort Carson.
Von Braun Complex, Phase I &
II—Redstone Arsenal, AL
KAYA provided facilities management and design services for 452,820 square feet
of buildings for Phase I and II of the Von Braun Complex at Redstone Arsenal,
AL. Services included programming, schematic design, design development,
construction documentation, building construction, post construction, and
building warranty. As part of the support provided to SMDC, KAYA personnel were
on-site during construction to answer requirement related questions, manage
joint occupancy, and verify and document construction methods for Security
related certifications. Phase II design included antiterrorism measures, a
five-story administrative building, and integration with Phase I buildings.
Fort Greely Garrison Security
Services—Fort Greely, AK
Due to a limited labor pool of trained personnel with security clearance in
Alaska, KAYA developed clearance criteria and a pre-screening method to
streamline the process of locating qualified security personnel. The rigorous
pre-screening process eliminated candidates with no chance of obtaining
clearance, allowing only high-probability candidates to be submitted for
clearance, resulting in a 30% reduction of costs over government estimates.
Facility Planning
KAYA views the facility planning process as a tool to enable our customers to
develop both an integrated vision and future direction to efficiently manage the
facilities they currently have. We also help our customers develop an overall
master plan that allows them to acquire or reduce real estate assets in order to
support the strategic direction of their organization. Using the summary
development plan as a part of the overall facilities planning process, we assist
the customer in developing a short range vision for the organization and
specific tasks to be accomplished in order to realize that vision. KAYA
integrates the facility planning process with a web based information system
that allows all members involved in the planning process to share updated task
status and serves as an archival tool to document progress. Members are able to
access status anywhere at any time through any computer that has internet
access.
Engineering
KAYA has experience in every phase of the project delivery process. From
enabling the customer to visualize and quantify the end result to developing and
executing a move in plan, KAYA is able to augment or serve as the owner’s
engineer to assist at any phase of the process.
Our Engineers and Project Managers treat the planning, design, and construction
phases as integrated tasks to deliver quality projects on time and within
budget. Serving as the owner’s representative, they are able to quickly adapt to
the owner’s organizational process and requirements while integrating state of
the art industry project delivery practices.
Regardless of the method of project delivery the customer chooses, KAYA can
assist in a full range of services. Should the customer choose design-build,
design-bid-build, or construction management, KAYA can select and manage the
team best suited to meet the customer’s needs and provide expertise in a full
range of engineering services related to each phase of project delivery.
Facility Management
Facilities Management is the synchronization of the workplace, infrastructure,
and building engineering and maintenance. A quality workplace is crucial to
organizational productivity and mission accomplishment. KAYA provides a full
range of facilities management support from facility condition assessments to
retro-commissioning. This support may include programming, space planning,
facilities design services, design reviews, and construction oversight. We
perform studies, conduct investigations, and develop documentation in the areas
of real property master planning, facility and space utilization, cost
estimating, and design criteria development. We provide designs and criteria,
including quality assurance during the construction phase, for the renovation of
facilities construction projects.
Many of our customers have contracted out various aspects of their facilities
management operations to KAYA Associates. Currently, KAYA has a full range of
administrative, technical and professional level employees that are engaged in
this level of direct support. KAYA provides a variety of facilities services to
